How a Remodel Runs at CCR

Scope Before Contract

Every project starts with a walkthrough and a written scope: what is being removed, what is going in, and allowances for the things you have not chosen yet. The home improvement contract is written from that scope, not from a conversation. Change orders are written the same way, priced and signed before the work happens.

What the scope covers:

  • Demolition and disposal
  • Framing, structural work, and any engineering
  • Electrical, plumbing, and HVAC through licensed trades we manage
  • Drywall, texture, and paint
  • Cabinets, countertops, tile, flooring, and fixtures
  • Permits and inspections where the work requires them
  • Allowances for finishes you have not selected yet

If something is not in the scope, it is not in the price. That is the point of writing it down.

Materials Before Demolition

Jobs that start and then stop are the number one complaint about remodeling, and the cause is almost always a material that was not on site. We do not start demolition until selections are signed off and the long-lead items, cabinets, windows, tile, and plumbing fixtures, are ordered and, wherever possible, delivered.

How the schedule is built:

Walkthrough. We see the space, hear what you want, and talk budget honestly.

Scope and contract. Written scope, allowances, and a price. You sign when the numbers are real.

Selections. Cabinets, counters, tile, fixtures, and finishes chosen and signed off.

Order and stage. Long-lead items ordered. Demolition is scheduled from the delivery dates.

Build. Demolition, rough trades, inspections, finishes, with one project manager throughout.

Punch list and walkthrough. Every touch-up listed and finished before final payment.

What to Have Ready Before the Estimate

  • Photos of the space and rough dimensions.
  • What you want to change and what stays.
  • A budget range. A real one saves a round of revisions.
  • Any HOA rules or CC&Rs that apply.
  • Whether you plan to live in the home during the work.
  • For additions and ADUs, your lot size and what is on it today.
  • Plans, if you already have them. If not, we can tell you whether the project needs an architect or a designer.

Remodeling: Common Questions

Both. Bathroom and kitchen remodels, single-room projects, whole-home work, additions, and commercial buildouts.

What we do not do is quote without seeing the space. Every project starts with a walkthrough.

It depends on what moves. Layout changes, relocated plumbing or electrical, cabinet grade, and countertop and tile choices drive the number far more than square footage does.

We give a written estimate after a walkthrough and selections, not a number over the phone, because a number over the phone is a guess and you would be right not to trust it.

The honest answer is that the schedule is set once materials are on site, because that is what determines whether the job runs straight through.

As a rule of thumb, a bathroom is measured in weeks and a kitchen in months, and additions and ADUs longer, with permits often the longest stage. We give you a real timeline after the scope is written.

For structural, plumbing, electrical, and most exterior work, yes, and additions and ADUs always. We pull the permits and schedule the inspections.

Cosmetic work like paint, flooring, and cabinet replacement in the same layout usually does not. We tell you which category your project is in before you sign.

Usually, for single-room projects. We contain the work area, protect floors and contents, and keep the rest of the house usable.

A kitchen remodel means no kitchen for the duration, so plan for it. Whole-home work is usually easier from somewhere else.

A written, priced change to the scope that you approve and sign before the work happens.

Some change orders are yours: an upgrade, a layout change, something you decided after seeing the space open. Some are ours: a condition behind a wall that nobody could see. Either way, nothing changes the price without a signature.

Often, and we tell you up front when we cannot.

Flooring, tile, stucco texture, and paint that have aged do not always match new material, and a patch can look worse than a larger area done cleanly. We scope for the match from the start rather than treating it as touch-up at the end.
