Securing the Building

Stabilizing the structure is the most urgent work on any loss, because every hour it stays open the damage grows and the claim grows with it. We self-perform emergency board-up and roof tarping rather than calling a subcontractor. That matters most during a storm, when every restoration company in the county is calling the same handful of board-up crews on the same night.

Emergency securing includes:

  • Board-up of broken windows, doors, and wall openings, on homes and commercial storefronts
  • Roof tarping over failed, lifted, or torn-off sections, ballasted or fastened to suit the roof
  • Temporary shoring where framing or a header has been compromised
  • Utility isolation and make-safe before anyone works in the area
  • Barriers and temporary protection where the building is not safe to occupy

Your policy requires you to prevent further damage once you know about it. Securing the building quickly protects the claim as much as the property.

Stopping the Water

Water is the common thread in most emergencies, whether it came from a pipe, a roof, or a fire hose, and it does not stop causing damage when the source is shut off. Within 24 to 48 hours wet drywall and framing can start growing mold, and materials that could have been dried cross over to having to be replaced.

Map. Moisture readings at every affected cavity before anything is removed, so the scope matches what is actually wet.

Emergency work is performed under a separate emergency work authorization with a general scope and a not-to-exceed price, because the full extent of a loss cannot be known on the first night. Storm Season: What an El Niño Winter Means for San Diego Buildings

San Diego buildings are not detailed for sustained rain. Roofs go years without inspection, drains and scuppers clog, and window and stucco gaps that never mattered start letting water in when an atmospheric river parks over the county for two days. This winter is forecast to be an El Niño year, and El Niño winters have historically been San Diego’s wettest.

Before the rain:

  • Have the roof looked at now, especially tile roofs with displaced or cracked tiles and flat roofs with a history of ponding.
  • Clear gutters, downspouts, scuppers, and area drains.
  • Check window and door seals, and stucco cracks on weather-facing walls.
  • Know where your water main shut-off is.
  • Photograph the roof and exterior while they are dry. It establishes pre-storm condition if you need to make a claim.

What to Do Before We Arrive

  • If anyone smells gas or sees downed lines, leave and call the utility from outside.
  • Shut off the water at the fixture or the main if the source is inside.
  • Cut power to areas where water is near outlets, appliances, or the electrical panel.
  • Stay off wet roofs and out of rooms with sagging ceilings.
  • Photograph everything before it is moved.
  • Move what you can off wet floors. We will protect the rest.
  • Call your carrier and open the claim. You do not need the adjuster’s approval to secure the building or start drying, and your policy expects you to act.

We make utilities safe and shore anything questionable before work starts, and we will tell you plainly after the first walkthrough whether the building can be occupied.

Crews tarp in active rain when the roof can be accessed safely. A steep wet tile roof in high wind may have to wait for a break in the weather. That call is made on site, and we do not send anyone onto a roof that will hurt them.

In the meantime we protect the interior with containment and catch systems so the damage stops spreading while the roof waits.

If the structure is dried quickly and properly, mold usually never starts. That is the entire reason for the urgency.

Where mold is already present, the job changes. It requires containment, negative air pressure, and specific removal protocols rather than simply drying the area. Our staff includes an IICRC Applied Microbial Remediation Technician, and if we find mold we tell you plainly rather than drying over the top of it.

Drying continues to documented readings, logged daily for your adjuster. The repair scope is written in Xactimate, the platform your carrier already uses, and submitted for approval. Reconstruction starts once it is approved.
